High Tech Construction and Building Green
High Tech Construction recently joined the U.S. Green Building Council (USGBC) as part of an initiative to increase the commitment of the firm to practices that benefit our clients and the environment in general. The beauty of sustainable design and the LEED® Certification process is that all of those design and construction decisions that lead to a healthier built environment are considered holistically prior to the beginning of design development. In many cases this results in a lower overall project cost; both initially and over the life cycle of the project according to Scott Chartier, Executive Vice President of High Tech Construction.
High Tech currently has two individuals preparing to become LEED Accredited Professionals (LEED APs). LEED Professional Accreditation distinguishes building professionals with the knowledge and skills to successfully steward the LEED Certification process. LEED Accredited Professionals (LEED APs) have demonstrated a thorough understanding of green building practices and principles and the LEED Green Building Rating System.
The U.S. Green Building Council (USGBC) is a 501(c)(3) non profit organization that certifies sustainable businesses, homes, hospitals, schools, and neighborhoods. USGBC is dedicated to expanding green building practices and education, and its LEED® (Leadership in Energy and Environmental Design) Green Building Rating System™.
What Is “Building Green”?
A green building is a structure that is designed, built, renovated, operated or reused in an environmentally-efficient manner. Green buildings are designed to meet certain objectives-to use water and energy more efficiently and protect the inhabitant’s health. Green buildings cost more up front, but save money based on lower operating costs over time.
The economic benefits building green can only be realized when they are incorporated at the beginning of a project’s design phase. The design and construction team must be committed to the vision for the project. The entire building must be a part of the process or it will not work. Because you can’t measure the health of the occupants, their comfort, productivity and the reduction of pollution and landfill waste, it’s almost impossible to perform a quantified cost analysis on the total savings achieved by a project.
Many of the cost benefits that can be quantified have to do with a systems approach to the design according to Chartier. The heating and cooling system for the building can often times be reduced in size by increasing natural light, insulation and ventilation. This creates a lower initial cost as well as lower yearly operating costs for the Owner.
